About The Job

Sandy Spring Bank is currently recruiting for a Commercial Construction Administrator in the Loan Administration Department. If you are the chosen candidate, you will be responsible for administering a portfolio consisting of various commercial and residential real estate loans.  Duties include reviewing loan documents and establishing new loans on system, maintaining all documentation on current loans, and tracking and processing disbursements.


Manages a mix of commercial real estate projects and residential construction projects.


Areas of focus:


Loan Administration:


  • Maintains individual loan spreadsheets, which include loan budgets, amounts, disbursed under the budgets, amounts remaining to be funded, total units under construction, and spec units and/or lots allowed and funded.  Reconcile spreadsheets with the Bank's loan accounting system (FIS).  Ensure that all relevant documentation is current including insurance policies and financial statements

  • Develop, document and maintain a construction lending administrative process, which includes the review of construction loan documentation, review of site inspection documentation, loan funding, loan balancing, loan pay downs and partial releases.  This is to include management & reconcilement of the Accudraw application

  • Reviews loan approval and drafts documents to gain an understanding of the loan.  Coordinates with borrower's staff and/or RM/PM/PA team to obtain the necessary documentation (i.e. insurance, contracts, plans, etc.) required to administer the construction process. 

  • Insure that all construction loans are monitored according to the terms of their approval

  • Coordinates & reviews with Construction Manager pre-construction requirements and reports

  • Assist loan officer with gathering of loan and deposit information needed for loan request

  • Assist loan officer and credit analyst in interpreting and evaluating the construction draw process and the construction draw files

  • May manage residential construction projects as needed


    Client Service

  • Responds to calls or questions promptly and accurately assisting Borrower or Borrower's staff as needed

  • Provides support and assist the loan officer in resolving operational issues or in providing information for underwriting


    Loan Disbursements:

  • Ensure that relationships are established, timely with the Borrower, Builder, and/or Borrower's staff and their primary Bank contact for draw request is provided 

  • Coordinated and ensure that timely property progress inspections are scheduled.  This also includes a component involving the validation of timely and properly fund disbursements and notifications.

  • Develop and maintain construction loan draw files which include project budgets, individual construction draws, draw balancing, site inspections, title escrow agreements and subsequent title information (for example lien waivers, sworn owners and sworn contractors statements)

  • Ensure that all construction loans remain in balance with sufficient loan funds available to complete construction and/or development and are balanced to the loan accounting system



  • Compiles data and prepares monthly reports such as spec reports, monthly payment/draw log and pipeline reports for Senior Management.  Reconciles the Real Estate Group’s commercial vendor payable general ledger account. 


Required Skills:


  • Position requires 4+ years of banking experience in loan operations to include experience with commercial or residential real estate transactions.

  • Intermediate skills using spreadsheet software such as Microsoft Excel is required.  Experience using word processing software such as Microsoft Word is required.

  • Intermediate problem solving is required to find solutions that are sometimes complex and require collection and interpretation of diverse sources of information.

  • Works with a high degree of accuracy and attention to detail.

  • Position requires regular contact with internal and external contacts to resolve problems, clarify procedures, etc. Strong written and oral communication and client service skills are needed.

  • Work requires independent judgment in the interpretation of existing policies and procedures and the selection of alternative procedures and work routines.  Plans and arranges own work and seeks assistance from supervisor when necessary.
